6 Myths About Section 8 Program Housing Complexes
Myth: Low-income housing recipients are terrible tenants.
This is a sweeping statement that just isn’t true. As with other tenants, Section 8 recipients must comply with their lease or they are at risk of losing their voucher. On top of that, people receive Section 8 program assistance for different reasons, reasons that don’t necessarily make them a bad tenant.
Myth: Most housing assistance recipients are unemployed.
As we’ve already mentioned, there are different reasons that people receive Section 8 program assistance. In fact, a chart created with 2015 HUD data shows that only 11% of federal rental assistance households had an income of less than $5,000 a year. On top of that, a report done by the Center on Budget and Policy Priorities showed that 62% of able-bodied heads of households receiving assistance were employed within the last year.
Myth: Getting your property approved for a Section 8 program is challenging.
Again, this is something that’s not true. The process includes proving that your property is free of mold, has running water and heat, and is in livable conditions. From there, the landlord will be checked for a criminal history. If you meet all of those requirements, your complex or property will be approved.

Myth: Low-income housing landlords have to accept everyone.
This is a common myth, but it’s not true. In fact, low-income housing landlords have a type of protection similar to lease compliance. If they don’t meet your criteria, you do not have to rent a unit to them.
Myth: Tenant turnover is high.
If you own a low-income housing property, you might be worried about a high turnover rate. But that’s not the case. Tenants can move for different reasons, but they will also become attached to the neighborhood and schools, factors that limit a family’s ability to continuously move.
Myth: Rent will be late every month
This is not true. In fact, it’s even the opposite. With the Section 8 program, the payment comes directly from the program so you can rest assured that it will arrive on time every month.
