Annual Budget Preparation:
Preparation of an operating budget and submittal on behalf of the Partnership for modification and/or approval at least sixty (60) days prior to the start of each fiscal year.
We review and pay all of the property’s operating expenses.
A Fidelity Bond shall bond all employees and building management personnel who handle property funds. An agent will establish and maintain F.D.I.C. insured bank accounts for the property.
Handling of the payroll and all pertinent documents related to workers compensation and tax returns for on-site employees of the property.
Work on behalf of the Partnership’s accountant to ensure the filing of all appropriate tax returns.
Monthly Financial Package:
Preparation of a customized monthly-computerized financial package on behalf of the Partnership. This will include a detailed budget report, a month-end, and year-to-date budget variance report, a monthly balance sheet and a statement of revenue and expenses.
Year-End Financial Report:
Preparation of a summary of all receipts and expenditures for the year and facilitate required audits
Safekeeping of all records and files relating to the property in the property management office or in storage at the property.
Negotiation of all contracts and agreements on behalf of the Partnership.
An annual inventory of all tools, supplies, and equipment belonging to the property.
Supervision of and training for resident managers and other on-site personnel of the property. An agent will hire and discharge on-site personnel.
Obtain annual insurance bids and policies, maintain insurance records, and process claims.
Write all specifications, receive bids, and make recommendations on behalf of the Partnership for contracted work.
Prompt compliance with Federal, State, County or Municipal government regulations as we act as the liaison between the Partnership and local governments.
Conferring with legal counsel on legal matters on behalf of the Partnership.
Assistance and advice on behalf of the Partnership in planning long-term maintenance and improvement programs.
The Property Manager will conduct a walk-through and physical inspection of the property and grounds on a consistent basis for in-town properties and no less than quarterly for out-of-state properties.
Ross will supervise all work performed by contractors for quality, timeliness, and value.
